The honest answer to "how often" is: more often than the national advice you'll find online, because Central Florida's heat, humidity and storm season grow algae and mildew at a pace most of the country never sees. Here's the cadence we recommend to our own recurring clients, surface by surface.

Why cadence beats crisis cleaning

Waiting until a surface looks bad means the growth has had months to root into pores and joints — which takes more chemistry, more time and more money to correct. Regular maintenance visits are shorter, gentler on surfaces, and keep the property looking consistently good instead of cycling between dirty and clean.

There's also a paperwork angle: HOAs in newer communities photograph and cite visible staining, and Florida insurers increasingly photograph roofs at renewal. A maintenance calendar with documented visits is cheap insurance against both letters.
